Phase 1 of this development comprised of 9,800m² of new build accommodation, 1,500m² being offices. The building is 16m high and utilises large span portal with central spine girder on piled foundations and pits were accommodated both within the building and externally which were independently piled.
The site was heavily contaminated with significant amounts of landfill gases. As a result, encapsulation and vented gas membrane below the building was provided. To prevent leachate to the River Forth, a bentonite slurry wall was provided to the perimeter of site.

In 2011 further expansion of the facilities was required for product storage and even larger handling carousels to cater for increased length of umbilical's. This was completed in 2013 at a cost of £3.5m

In 2014 a further expansion and re-organisation of the internal production area was implemented, these works involved external of large piled real storage area with a capacity of 1000 tonnes reels to store umbilical's. Internally routing steel frameworks were erected to facilitate product movement between production zones.
